Introduction

The question, “What is a Reserve Study?” is commonly asked to us.  A Reserve Study is a tool used by Community Association Managers and Board of Directors to assist in the Budget preparation process.  A Reserve Study identifies those common area assets that require reserve funding and then projects their associated costs into the future.  The Reserve Study will evaluate the current status of the Reserve Fund, provide a recommended contribution rate and (the funding plan) that should be going into the Reserve Fund on a regular basis.

Aspen Reserve Specialties has been established for over 18 years and our principal owner has over 28 years of experience. We have completed over 5,000 Reserve Studies and have conducted over 1,900 property observations in 8 different states including Colorado, New Mexico, Wyoming, Iowa, and Nebraska and in resort communities in Mexico. With this experience, we have gained knowledge of various materials used in different parts of the country by contacting local vendors and doing our research to keep current on new products.
